Overview

Royal Oak Dairy by Indwell Community Homes is an inclusive and affordable community that will be integrated within the established Landsdale neighbourhood. The redevelopment of the former Royal Oak Dairy is a phased residential project and will be in partnership with Sacajawea Non-Profit Housing.

Phases 1 and 2 have received final site plan approval and are under construction. Phase 1 is a 4- to 6-storey “L”-shaped building with a total of ninety-five (95) affordable apartment units. Phase 2 is a re-adaptive use of the former 3-storey Stable building, original to Royal Oak Dairy, for thirteen (13) affordable apartment units. The ground floor of the Stables will be the new administrative headquarters of Sacajawea Non-Profit Housing.

Phase 3 proposes a 3-storey walk-up apartment building with a total of thirty-one (31) units. The intent is that the units will provide a mix of affordable family sized units in partnership with Sacajawea Non-Profit Housing. Phase 3 requires an Official Plan Amendment and Zoning By-law Amendment.

All 3 phases of Royal Oak Dairy make up one project, with a total of forty-six (46) parking spaces and outdoor amenity areas that will be programmed and landscaped to be shared amongst all project residents.

Project Milestones

June 14, 2021: Official Plan Amendment and Zoning By-law Amendment Applications submitted to the
City of Hamilton.

July 8, 2021: Applications deemed complete (File No: UHOPA-21-013 and ZAC-21-028).
